The Separate Balances Statement is the most comprehensive option available for owner statements.


The statement begins with the standard header, this can be adjusted in the settings menu.


A Property Summary section is displayed first on the statement, this shows the opening balance, amounts invoiced and cash movements and the closing balance.




The Balances by Type section has a summary for both Income and Expenses for each chart of account, this shows the balance brought forward, amount invoiced, cash received/paid, balance carried forward and totals.



Income is separated for each tenancy, and ordered alphabetically by area. For each invoice line it shows the balance brought forward, amount invoiced during the statement date range, amount received during the statement range, the balance carried forward and a total line at the bottom of the tenancy section.


If an invoice has appeared on a previous owner statement and was unpaid, it will appear in the Balance Brought Forward column. If an invoice has been raised or paid during the statement date range it will appear in the Invoiced and Received columns and any invoice remaining unpaid will appear in the Balance Carried Forward column.


The income section will also include both allocated, unallocated and refunded credit notes.



Expenses section is grouped by Chart of Account and ordered alphabetically by the chart of account name, then ordered alphabetically by the Creditor within each Chart of Account group.


The Invoice issue date, number, creditor name and description are displayed along with the balance brought forward, amount invoiced during the statement date range, amount paid during the statement range, the balance carried forward and a totals at the bottom.

If an invoice has been raised or paid during the statement date range it will appear in the Invoiced and Received columns and any invoice remaining unpaid will appear in the Balance Carried Forward column.

Fees, Transfers, Withholds and Owner Disbursements are displayed one after another at the end of the statement. 


  • Fees with the same rule name and and chart of account are grouped into a single line. 
  • The Transfers section will show any movement of funds between ledgers.
  • The Withholds section shows a list of all individual withholds.  
  • The Owner Disbursements section shows all payments to the owner.
  • The Owner Disbursement bank account details are always hidden for UK users. 
  • For Australian/NZ users, the Settings > Trust Accounts > select account >Hide payment details of other owner group members on statements setting will hide the bank account details.
  • If there are no transactions for transfers, withholds or disbursements, the related section will not be shown.
