Lease breaks allow either party to exit a tenancy before the end of the agreed term, subject to giving the required notice. Re-Leased supports two types: Fixed Breaks (specific break dates) and Rolling Breaks (exercisable any time after a set date).
How to Create a Lease Break
Navigate to the Terms & Breaks tab within the relevant tenancy record.
Click the Contextual Menu [...] and select Add Lease Break.
Setting Up Fixed Breaks
Fixed breaks have preset dates, each with a Final Notification date calculated automatically from a set notice period.
In the Lease Breaks section, click Generate Lease Breaks.
Enter the occurrence and notification periods — Re-Leased calculates the required number of breaks based on the term duration.
Click Add Break to add further break dates as needed.
Setting Up Rolling Breaks
Rolling breaks are exercisable at any point after a specified date, subject to a notice period.
Enter the Rolling As At Date — the date from which the break option becomes active.
Enter the Rolling Notification Period — the notice required before exercising the break.
You can view all established break dates at any time from the Terms & Breaks tab.
Lease Break Calendar Events
Re-Leased automatically adds break events to your calendar, including reminders for approaching Final Notification dates. When a reminder appears, you can exercise the break or acknowledge it without taking action.
Exercising a Break Option
Access the break option from the calendar event on your Dashboard, or directly from the Terms & Breaks tab.
Enter the details for the notice served.
Use the toggle to choose whether to vacate the tenancy immediately, or save the exercise details to action later.
Fixed Breaks can be exercised at any time up to the Final Notification date. Rolling Breaks can be exercised at any time after the Rolling Break date has passed.
Note: Rent invoices are generated automatically as long as a rent template is active. Because a lease break is optional, Re-Leased continues to bill normally unless the tenancy is manually terminated or the rent template is disabled.
