Re-Leased Pay Recurring Payments and Tenancy Changes

Understand how Re-Leased Pay recurring payments behave when tenancy events occur — including vacating, cancellation, term expiry, rent reviews, credit notes, and same-day setup scenarios.

Recurring payments through Re-Leased Pay are designed to continue automatically across normal tenancy changes. This article explains what happens to recurring payment setups when specific tenancy events occur.


Tenant Vacating

  • Before the last rent reminder email — the reminder reflects any changes and payment processes as expected. Recurring payments cease when the tenancy ends.

  • After the reminder, before payment — a payment unsuccessful email is sent as the amount has changed. Rent must be paid manually. Recurring payments stop when the tenancy expires.


Tenancy Cancellation

  • Before the last rent reminder — payment proceeds normally with the final adjusted amount in the reminder.

  • After the reminder, before payment — the tenant receives an unsuccessful payment email and must pay the last invoice manually. Recurring payments end with the cancellation.


Tenancy Term Expiry (Non-Holding Over)

  • Before the last rent reminder — payment is processed and any amount changes are communicated in the email.

  • After the reminder, before payment — the tenant receives an unsuccessful payment email and must pay manually. Recurring payments stop at expiry.


Tenancy Term Expiry (Holding Over)

  • Before the reminder — payments continue uninterrupted.

  • After the reminder, before payment — a payment unsuccessful email is sent requiring manual payment. The recurring setup persists for future invoices.


Rent Review

  • Before the rent reminder — the updated amount is included in the reminder and payment proceeds as planned.

  • After the reminder, before payment — a payment unsuccessful email prompts manual payment. Recurring payments continue with the new amount going forward.


Additional Scenarios

  • Tenant pre-pays before the reminder — the invoice won't be paid via the recurring system, but the recurring setup continues for future invoices.

  • Credit note applied before the reminder — the reminder reflects the credit and payment proceeds as scheduled.

  • Credit note applied after the reminder — a payment unsuccessful email is sent. Manual payment is required while the recurring setup remains active.

  • Invoice due within 3 days of setup — the payment is scheduled and the reminder sent, but payment is deferred until the three-day window passes. This may cause temporary arrears.

  • Existing invoices at setup — recurring payments only apply to rent invoices created and approved after setup. Existing invoices must be paid manually.

  • Invoice generated on the same day as setup — that invoice must be paid manually. Recurring payments apply from the next invoice onwards.

Note: The Client/Trust Accounting setting Must receipt the oldest invoice first does not affect invoices paid through Re-Leased Pay.
