Credia AI
Credia Lease Extraction
If you've ever onboarded a new tenancy, you know the drill: you've got a signed lease in front of you, and you're manually re-entering every date, every term, and every rent amount into the system. It's fine for the first few, but mistakes creep in when you're processing your 14th one that day.
That step is now gone. Upload your lease PDF, and Credia reads it, pulling out key terms and building the lease record for you. You review and confirm with the lease side by side, rather than typing from scratch.
This is available now for all Credia Plus customers. If you haven't tried it yet, your next tenancy onboarding is the perfect place to start.

Invoice processing improvements
For customers already processing expense invoices through Credia Plus, we've made two improvements to speed up your workflow. AI-generated descriptions in your pending invoices queue are now cleaner and better formatted, making them easier to scan when you're working through a long list. You can also now search by description or file name, so finding a specific invoice no longer means scrolling through everything.
We've also added the ability to attach supporting documents, like receipts or contracts, when creating an invoice, not just after the fact.

Tenant Portal (Beta)
Your tenants can now access their tenancy information through a self-service portal, branded with your logo and domain. They can log maintenance requests, make payments, and access their documents, all from a browser. No app downloads, no sign-ups.
For commercial tenants who aren't keen to install yet another work app, the browser-based approach keeps things simple. The portal is in open beta and available to all customers. Pro and Enterprise customers also get white-labelling with custom branding and domain.

Budgets and concessions
Concession enhancements
We've made significant improvements to how concessions work in budgets, giving you more flexibility to reflect complex lease terms accurately without manual workarounds.
You can now apply five different concession types (caps, collars, fixed amounts, percentage of rent, or costs included in rent) and set them at the budget level, the schedule level, or right down to the chart of account level. If a tenant has a cap on one outgoing but a different structure on another, you can model both precisely within the same tenancy.
There's also base year concession support, where tenants pay only for cost increases above an agreed base year figure. And for tenants occupying multiple areas, budget certificates and statements now consolidate into a single document per tenant.
Security and compliance
Bank account approvals (Beta)
Bank Account Approvals puts a verification step in place whenever someone adds or updates bank details on a contact. Changes sit in a pending state until an authorised user approves them, reducing the risk of payment fraud or accidental errors.
This is in open beta now for Pro customers.
Document sensitivity labelling
You can now assign confidential, restricted, or public labels to documents, with colour-coded badges and controls over who can view or download them.
Available now for all customers.
Re-Leased Pay
Default payment accounts
Default payment accounts give you explicit control over where payments from unallocated properties are routed. If you manage properties across multiple landlords or entities, you can now designate a default account and progressively set up Pay across your portfolio at your own pace, without payments landing in the wrong place.
Built-in fraud detection
Every transaction processed through Re-Leased Pay now runs through AI-based fraud detection automatically via Stripe Radar. There's nothing to configure on your end. It's built in and running in the background on every payment for your peace of mind.
Reporting
Rent-free period visibility
Rent-free period information is now visible in your tenancy schedule and tenancy summary reports, including financial impact, duration, and start and end dates. If you're managing concessions across a portfolio, this saves you opening individual tenancies to find this data.
Compact tenancy schedule view
The Tenancy Schedule Report now has a compact view that reduces row headings, so you can see more records without scrolling. Useful if you're regularly reviewing large portfolios on screen.
Sequential numbering (Beta)
Sequential numbering for invoices and credit notes is now in open beta for standalone and client accounting customers. Custom prefixes, automatic incrementing, and number padding are all included, which is useful for audit trails and compliance requirements.
Invoice approval screen
The approval screen now shows the invoice PDF alongside the invoice details in a split-screen layout. You can review and approve without leaving the screen or downloading anything. The layout is collapsible, so when you don't need the PDF open, you can get it out of your way.
Available now for Pro and Enterprise customers using invoice approvals.
Accounting integrations
Multiple company contacts (Xero)
Multiple company contacts is now live for all Xero customers, letting you manage contacts shared across multiple companies without duplicates or sync issues.
Xero deeper tracking
Deeper tracking support now extends to budget reports in Xero, bringing it in line with how NetSuite and other integrations already work. Existing Xero customers have been migrated already, so there's nothing for you to set up.
Property tracking defaults
You can now configure multiple tracking category defaults per property, applied automatically when invoices generate. No more manual tracking assignments on individual invoices.

Credia AI: portfolio-wide queries and smarter emails
Instead of Credia only helping with specific tasks, you'll be able to ask it questions across your whole portfolio, right in the Credia sidebar. Think "which of my leases have rent reviews due in the next 90 days?" We're also building a tighter experience for emails, where Credia can suggest replies based on content it already has, or recommend the right tasks to create.
DocuSign integration
If you're managing lease signings today, you're probably jumping between Re-Leased and DocuSign: sending documents, chasing status updates, then manually filing what comes back.
The DocuSign integration brings that whole process inside Re-Leased. Send the lease, track signing status in real time, and when it's done, the signed document is right there. No switching tabs, no manual filing.
We're also working on connecting this directly into Credia Lease Extraction, so your lease record will build itself from the moment the lease is signed. Look out for this coming soon.
The DocuSign integration is available now for Pro and Enterprise customers. If you're not already on DocuSign, there is a free trial available so you can try the full workflow end to end before committing.

Accrual accounting
One of our most requested features is on its way. Re-Leased will support a full general ledger, automatic journal entries, profit and loss and trial balance reporting, and period locking, so your month-end close is clean and auditable. For property managers handling service charge reconciliations, this is going to make a significant difference to how much time your team spends at end of period.
New tenancy creation experience
The current Tenancy Wizard is getting a rebuild. The new experience puts your lease document and the data entry form side by side, so you can read directly from the document and fill in fields without toggling back and forth. If you're a Credia Plus customer, you'll recognise this interface. For all other customers, this brings the same modern UI, just without the extraction. Expected early next quarter.
Purchase orders
Purchase orders will give you a structured way to get spending approved up front. Finance gets visibility into upcoming costs before invoices arrive, and when the invoice does arrive, it can be matched directly against the purchase order to verify amounts before anything gets paid.
Consolidated invoicing
When a tenant has multiple charge types in a billing cycle, the system will bundle them into a single invoice rather than sending separate invoices for each charge. One invoice goes out, one payment comes in. Beta is targeted for end of March.
UK Renters' Rights Act support
For UK customers, we're building a bulk migration tool to convert fixed-term residential tenancies to rolling periodic terms ahead of the Renters' Rights Act. A dedicated dashboard will let you see all residential tenancies that need migrating, convert them in bulk, and flag any that should be excluded. We're also introducing a formal residential classification at the tenancy level.
Budget service date prorating
You'll be able to set a service date on an expense invoice, and Re-Leased will automatically prorate the total across whichever budget periods that date range touches. No more manual calculation. Expected by end of March.
Inline expense-to-schedule allocation
Instead of allocating expenses to budget schedules separately from invoice processing, you'll be able to assign them right when you process the invoice. Your budget actuals stay current throughout the year, and you reduce the risk of misallocated or forgotten expenses at year end.
Connected accounting: additional people and dimension hierarchies
If a contact record involves multiple people, you'll soon be able to manage them all under one record rather than creating separate contacts. Rolling out to Sage Intacct first, followed by NetSuite. We're also building dimension hierarchy support so invoices can be automatically linked to specific tenancies and areas, giving you more granular reporting without manual work.
