Automated Rent Reviews perform and communicate rent increases automatically on the scheduled review date, based on terms you define. Correspondence is sent to the primary and account contacts of the tenancy from the assigned Property Manager.
Automated reviews currently support fixed-increment review types only.
Setting Up an Automated Rent Review
Navigate to the Tenancy/Lease record and click Rent Reviews.
Create a new rent review and fill in the required fields: Description, Review Type, Review Date, and New Annual Rent.
Note: The Review Date is the date the review is both performed and becomes effective. Only non-percentage Review Types can be automated — update your review types in Settings > Review Types if needed.
Tick Perform update automatically.
Optionally tick Attach rent adjustments to include adjustment invoices with the automated correspondence.
Review, update, or add correspondence templates, Forms & Agreements, reminders, and tenant notifications.
Click Save — or Save and add another to create multiple escalations at once.
What Happens on the Review Date
Dashboard and Rent Review Hub reminders appear based on your reminder settings — allowing you to review or adjust ahead of time.
Pre-defined automated tenant notifications are sent ahead of the review.
On the review date, Re-Leased automatically increases the annual rent and creates adjustment invoices if applicable.
Updated rent correspondence and Forms & Agreements are sent to the tenant via the defined communication channel.
Advanced Billing Behaviour
When rent is billed in advance (e.g. one week ahead), here's what happens at a review:
One week before the review date, Re-Leased bills as usual at the current rate.
On the review date, Re-Leased automatically generates an Adjustment Invoice for the difference under the new rate (if Attach Rent Adjustments is ticked, this is sent to the tenant automatically), and creates a new Rent Template for future billing.
