The Property Manager to Tenant Ratio measures how many active tenancies each property manager is responsible for across your portfolio. It's available as a metric in the Insights Team Performance dashboard.


Finding the Ratio in Re-Leased

  1. Navigate to Insights.

  2. Click Tenant Team Performance in the left-hand menu.

  3. Find the ratio displayed on the Property Manager tile.

Note: The ratio only reflects active tenancies — expired and archived tenancies are not included in the calculation.


Industry Context

The commercial property industry has shifted from a landlord-centric to a tenant-centric model over the past decade. Modern property managers face 20–30+ tasks per tenant annually — including lease events, compliance, financial reporting, and tenant engagement — compared to 5–10 tasks a decade ago. This reduced sustainable workloads from the traditional 1:100 ratio to 30–50 tenants per manager without digital tools. Software adoption post-2020 helped restore near 1:100 ratios, and AI adoption is enabling higher ratios still.
