Each quarter Re-Leased packages up its most significant product launches into one summary. For smaller improvements and ongoing enhancements, see the monthly release notes.
Automatic Payments for Every Invoice
Automatic payments through Re-Leased Pay used to cover rent only, so tenants had to pay every other invoice manually by EFT or cheque. Your tenants can now automate payment of every invoice you send them, including outgoings, recoveries, and one-off charges.
Tenants stay in control with a per-transaction spend limit. Anything above the limit is held for them to approve rather than paid automatically, so there are no surprises. Tenants can also set up multiple automatic payments. The result for you is more payments arriving on time, with less chasing.
Credia, Right Where You Work
Credia in My Inbox: My Inbox has been rebuilt with Credia docked beside it. Credia reads the email you have open, surfaces the related property, tenancy, and contact, and lets you log work or reply without leaving My Inbox. If you have not connected your email yet, you can set up the integration from your account settings.
Source highlighting for invoice extraction: when Credia extracts an invoice, every field now points back to the exact spot on the PDF it came from. You can see at a glance what Credia picked up and check it against the invoice before you approve, instead of scrolling through the document.
Budget allocation suggestions: allocating the same supplier to the same budget schedule month after month is repetitive work. Credia now suggests the expense-to-schedule allocation based on what has happened before and your budget details. You just confirm or adjust it.
Some of these features require a Credia Plus subscription. To learn more, get a demo of Credia Plus.
Bank Detail Change Verification
Changing bank details is the highest-risk edit in your system and the one fraudsters target most. Any change to a contact's bank account is now held until a second person verifies it. Workflow triggers now fire on contact category and tags too, so you can route verification to the right team member.
Available to Pro customers through approval workflows.
Smarter Invoice Approvals
Linked maintenance on the approval screen: when an invoice arrives for approval, you no longer need to open the property and hunt for the maintenance task to confirm the work was authorised. The linked maintenance task and any work order items now carry through to the approval screen. Purchase orders will be included in this check once they are available.
On-charge recovery breakdown: the approval screen now shows how much of an expense invoice is being recovered from tenants, by value and by percentage, so you know what you will get back before you sign off.
Tenant Portal Announcements
Lift outage? Building works? Instead of sending an email blast, post an announcement in the Tenant Portal and your tenants are notified straight away.
Multiple Assignees on Maintenance Tasks
Maintenance used to be built around a single assigned person, locked to the property manager on the property. Routing work to a dedicated facilities manager meant using the delegate user function and losing that flexibility for leave cover. Maintenance tasks now support multiple assignees, with the property manager and facilities manager added automatically when you create a task, so it is easier to control who owns notifications and who manages the work.
Bulk On-Charging (Open Beta)
On-charging through an expense invoice used to happen one invoice at a time, and the link between the expense and the on-charge only ran one way. You can now generate or defer on-charge invoices in bulk, and the link is visible in both directions, from the income invoice or the expense invoice.
To try it, open the help menu in Re-Leased, go to Available Betas, and turn it on.
Multi-Trust Owner Ledgers Report
This report used to be all or nothing: you took every ledger type and rebuilt the report by hand. It now has four independent selectors (rental, tenancy, sales, and internal), so you can pull exactly the combination your owner asked for.
Available to Client/Trust Accounting customers only.
Built for Bigger Portfolios (Beta)
Faster Arrears Hub: the Arrears Hub has been rebuilt with enhanced filtering and sorting, better pagination, and smoother performance for large portfolios.
Rent reviews across companies: if you have more than one legal entity in Re-Leased, you can now perform bulk rent reviews across all your companies at once, not just one at a time.
Both are in beta. Turn them on from Available Betas in the help menu.
Coming Next
Here is a look at what the Product team is building now. Many of these will start in a pilot or beta, so keep an eye on future product drops and release notes for access.
General ledger in Re-Leased: a full general ledger, trial balance, and P&L inside the platform, with journal entries posting automatically and a full audit trail, so you no longer need to export and reconcile two systems. Starting with standalone customers, with Client/Trust Accounting support next.
Journals: automatic journaling for Client/Trust Accounting, so ledger transfers, funds applied to a tenancy, and money in suspense are recorded against the right owner and ledger. A full-page form for multi-line manual journals. And manual adjustments flowing through to budget versus actuals and expense reporting. A small closed pilot starts in October, with manual journals and budgets also coming to Sage Intacct customers.
Deeper accounting integrations: two-way sync of manual journals and purchase orders for Sage Intacct, closing remaining gaps in Microsoft Dynamics 365 Business Central (including multi-company contacts and additional people), and investigating support for additional tax configurations such as tax groups in NetSuite.
Property transfers: a wizard that moves a property to another company while keeping its history. Open maintenance and compliance move across, closed work stays readable, and financials cut over at the transfer date. Starting with standard accounting and Sage Intacct customers.
Custom charge types: define your own charge types, such as insurance, parking, or promotions, with reporting that keeps each one separate from rent and outgoings.
Custom property roles: define the roles your business actually uses, such as asset manager, client accountant, or compliance manager, and assign more than one person per role on each property. This lays the groundwork for routing approvals to the right function. Coming to Pro and Enterprise customers in closed beta.
More control over approvals: an approval workflow for purchase orders, automatic approval of invoices that match an approved purchase order, and review of tenancy changes before they reach your tenant. For Pro and Enterprise customers.
Tracking by tenancy and area: tenancy and area become tracking dimensions on invoice, credit note, and purchase order lines, syncing both ways with your accounting system. That means you can build reports such as a P&L by area, vacant space included.
More from Credia: drop in a deed of variation and Credia matches it to the right tenancy, proposes the changed terms, and shows you the difference for approval. Nothing is applied without your sign-off. Credia will also read rent review clauses and populate your reviews for you to confirm, and you will be able to write data rules in your own words (for example, every supplier must hold current insurance) and see which records meet them, starting with compliance for Credia Plus customers.
